Originally forming part of a large garden, this plot of land came with outline planning for 2 large detached dwellings. It was recognised early on that the land was not utilised to it’s full potential so, our architect re-planned the scheme to incorporate a third plot to maximise investor returns. The anticipated completion of this development will be January 2020

This opportunity come back onto the market after previous sales falling through twice. Initial planning granted for 1 x 3 bed house, 1 x 2 bed flat and a cafe, after some assessment into the possibilities of the site, it was found that the planning could be amended to remove the cafe and add in an addition 2 bed flat. An offer for the site was agreed and the purchase completed pro to planning and build. Anticipated completion of this build will be summer 2020

Initially a small piece of land which was the Vendors side garden, already with planning permission for a two bedroom dwelling. Our architect for this development recognised the rooms were exceptionally large for the style of the property. A non-material amendment was submitted to reconfigure the interior to a three bedroom dwelling whilst still retaining the original footprint of the building. The development was fully project managed utilising the skills of our expert trade’s teams which resulted in the property being completed in 22 weeks. The purchase and build was fully funded from private investor funds and re-financed on a buy-to –let mortgage on completion giving a healthy on going infinite return on investment and some very happy investors with the added pleasure of accommodating a young family with a beautiful new home.

Shenley Church End, Milton Keynes (BRR)

Purchased initially on a buy-to-let mortgage, this 2 bedroom cluster home came with a generous garden with plenty of scope for an extension. Planning permission was applied for and subsequently granted for an extension which would now transform the property from a two bedroom to a three bedroom house with en-suite to master. Consequently extending the square footage and adding the third bedroom which in-turn increased the value of the property. This was then re-financed onto a new buy-to-let mortgage which cleared the original mortgage and returned all of the initial deposit, fees and build costs. An absolute gem of an investment, cash-flowing with no money left in.
